Checklist: what you need to request a construction quote that is actually useful

1. The site

• Exact location: address or Google Maps link and municipality.
• Lot area and shape; deed or purchase agreement in progress.
• Land-use ruling, if you already have it.
• Survey and soil study, if they exist; if not, we say so and include them.
• Utilities available at the frontage: water, sewer, power, access for heavy equipment.

2. What you are going to build

• Type of project: building, warehouse, pad, land development, offices, home, demolition.
• Size: m² of construction, m³ of earthworks, hectares or linear meters of utilities.
• Space program: areas, clear heights, floor loads, docks, offices, amenities.
• Finish level and special requirements (fire protection, cold rooms, treatment plant).

3. Design and stage

• Do you have an idea, schematic design or construction documents? Each stage allows a different type of proposal.
• Available drawings and calculations, even preliminary ones.
• Who is the technical lead on your side: architect, project management, corporate engineering.

4. Timing and money

• Desired start and operation dates.
• Budget range: not a commitment, but it guides the solution and avoids out-of-scale proposals.
• Financing or approved budget, and your usual payment terms (down payment and progress estimates).

5. What to demand from every quote

• Itemized budget with quantities, units and unit prices, not just a total.
• Explicit scope and exclusions (land, permits, special installations, VAT).
• Construction schedule with milestones and reporting frequency.
• Warranties, bonds and insurance offered.
• Compliance documents: REPSE, compliance opinions, employer registration.
• Similar projects with client and area to visit or verify.
